Hurricane Season Plumbing Prep for Commercial Facilities: A Checklist That Actually Gets Done

If your locations sit anywhere from Texas to the Carolinas, hurricane season isn't a surprise — it's a calendar entry. Yet every year the same facilities flood, the same sewer lines back up, and the same "we should have checked that" conversations happen in October.

Wind gets the headlines. Water does the damage. And most of the water damage we see in commercial buildings after a storm isn't from the roof — it's from plumbing and drainage systems that weren't ready.

Before the season: the systems check

Do this once, in early summer, at every exposed location:

1. Jet the storm drains and roof drains. A roof drain clogged with a summer's worth of debris turns a survivable rainband into a ponding roof and a collapsed ceiling. Hydro jetting exterior storm lines is the cheapest flood insurance you can buy.
2. Camera the sanitary main if the site has history. Municipal systems surcharge during storms. A line that's already half-blocked with roots or grease will back up into your building first. Know before the water table rises.
3. Test backflow preventers. Storm surcharge is exactly the scenario backflow assemblies exist for. Annual certification is code in most jurisdictions anyway — schedule it before peak season, not after.
4. Exercise every shutoff valve. Main water shutoffs that haven't turned in five years don't turn during emergencies. Locate, tag, and exercise them — and make sure the site manager knows where they are.
5. Test sump pumps and lift stations under load. Pour water, watch the float, confirm the discharge. If the site has a generator, verify the pump is actually on the emergency circuit.
6. Check water heaters and mechanical rooms for elevation. Anything critical sitting on the floor of a flood-prone mechanical room is a claim waiting to happen.

When a storm is named: the 72-hour list

• Walk roofs and clear drains, scuppers, and gutters — again
• Sandbag or barrier known low-point doors and dock openings
• Confirm shutoff locations with on-site staff (photos in the work order, not tribal knowledge)
• Top off generator fuel where pumps depend on it
• Photograph mechanical rooms and known trouble spots — your "before" documentation for insurance

After the storm: recover in the right order

1. Safety first — electrical before water. Flooded mechanical rooms get cleared by an electrician before anyone touches plumbing equipment.
2. Don't run fixtures until the sewer proves clear. If the municipal system is surcharged, flushing sends it into your building.
3. Document everything before cleanup — timestamps and photos drive claims.
4. Jet and camera lines that took storm water. Silt and debris settle in flat runs; the backup shows up three weeks later if you skip this.
5. Test backflow assemblies again. Debris strikes during surcharge events damage check valves silently.
